Medlock Park - No Commute Emory Neighborhood

While Emory commuters from outside the Atlanta Perimeter are gathering their children and rushing to their cars, homeowners in placid Medlock Park are still snoozing, or enjoying a second cup of coffee.

As North Decatur Road, the main conduit to the Emory community (Emory Hospital, Emory University, Eggleston Children’s Hospital, the Center for Disease Control ) creeps with traffic, many Medlock Park residents walk, bike or catch an Emory Shuttle Bus to work in the area.
Medlock Park residents are also fortunate to have nearby shopping centers with grocery stores, restaurants and shops, including a new Walmart, the DeKalb Farmers Market and soon to open Sprouts Market. There is also a Medlock Park with walking trails and playgrounds in the area.  It’s one of the most affordable and convenient neighborhoods in Atlanta, located less than 8 miles from downtown Atlanta and approximately 18-20 miles from Atlanta Hartsfield Airport.
During the past year, 26 homes have sold in the immediate Medlock Park area, ranging in price from $245,000 to $473,000 and averaging 25 days on the market.  Medlock Park properties come on the market and go very quickly, often with multiple offers.

Emory Point - Neighborhood Retail Addition

Construction for a new retail and mixed-use development called Emory Point has been developing during the past year along Clifton Road near Emory University, and its opening has been anxiously anticipated.

Emory Point is now open and features an attractive main street with shops like Strippaggio, carrying artisan oils, vinegars & specialty foods, Fab'rik, and Lizard Thicket, as well as popular local restaurants like Bonefish Grill and Marlowes Tavern.

While not all facilities are open yet, CVS Pharmacy, Jos. A. Bank Clothiers and Ann Taylor Loft, plus a dry cleaner are open for business and 21 shops and restaurants will be available when the project is completed. Limited parking is available along the street with credit card payment, and free 2-hour parking is available in he present parking deck. There are plans for an additional parking area when the complex is finished.

Originally envisioned as a major condominium and shopping environment by Cousins Properties, partnering with Gables Residential, the project was delayed due to the economic recession. The residential aspect has been altered to offer leasing options instead of condos. Gables Emory Point is a luxurious apartment development with dozens of available floor plans, an elegant Club House and Business Center.

Located across the street from the Centers for Disease Control and surrounded by Emory University Campus and the Emory Healthcare complexes, Emory Point is within walking distance for employees in the community and easily accessible by Emory's free shuttle service, the Cliff bus. It should prove a popular lunchtime and evening destination for Emory area neighbors as well.

Winston Place - Featured Decatur Condo Community

Several  features make condos and townhomes an attractive choice for home buyers.   Winston Place is a charming small complex conveniently located close to shopping, restaurants, and medical facilities like Emory and the VA hospitals.

Atlanta Rental Market - Investment Frenzy

It’s no secret that Atlanta and the surrounding area have endured a difficult real estate market during the past 4-5 years. Atlanta has had one of the highest number of foreclosures and short sales in the country, but is experiencing a dramatic change.

With the economy slowly recovering and the housing market improving as well, some parts of the Atlanta real estate market like the Emory University, Virginia Highlands, Buckhead and City of Decatur neighborhoods are seeing multiple offers and rising sales prices.

Another area of the Atlanta housing market is also showing marked recovery and interest.

For buyers seeking a foreclosure or short sale under $200,000, the competition has changed. According to an article in the Atlanta Journal-Constitution by Christopher Quinn, “Metro Atlanta’s depressed home prices are drawing the interest of a new type of buyer – companies that buy houses in volume.”

Several companies with billions in cash to spend on investment properties are buying foreclosure and short sales in all parts of the Atlanta metro area. Competition is fierce and many properties have multiple offers, making it difficult for individual home buyers to purchase a home in this price range.

Some realtors like Sandy Bowley of Realty Associates are working almost exclusively to find appropriate homes for these investors. “It’s a race to find qualified homes and by the time you have checked them adequately, the property has three other offers”.

While this type of competition increases property values and improves the housing outlook, it forces many prospective individual buyers out of the market and into a rental situation. Investment companies are buying in a frenzy, then holding properties until the market improves, or leasing them for the immediate future.

More single-family investment properties will soon be available, as homes are repaired and offered for lease by the companies that are spending billions to invest in the area. It appears that the Atlanta Rental Market will have ample housing opportunities in the future.

The recent economic reality of plummeting home prices, increased foreclosures /short sales, and restrictive home loan requirements has changed the real estate landscape. Renting has become a popular option as public perception has been dramatically influenced by events of the past four years.

Druid Hills Neighborhood near Emory University

Druid Hills is one of the most desirable Atlanta neighborhoods, located just a few miles from downtown Atlanta in unincorporated DeKalb County, and bordered by wide, curvy Ponce de Leon Avenue.

The Historic Druid Hills neighborhood was originally developed in the early 20th Century by a local businessman who hired the famous landscape architect, Frederick Law Olmstead and his son, to design and implement the development of the area. Wonderful foresight produced lovely winding streets, overhanging trees, neighborhood parks and gracious homes along streets like Lullwater, Springdale and Oxford. Architectural styles in the area include stately Georgian and Tudors, as well as more humble Bungalows. Flowering Dogwoods and Azaleas are a trademark and present on most of the streets in Druid Hills.

A recent facelift and roundabout has enhanced Emory Village and the entrance to Emory University, which are located in the Druid Hills Historical District. Once a bottleneck, traffic now moves easily through the intersection and into the area. Pedestrian traffic enjoys continuous walkways through the intersection and is a pleasure to transverse.

Emory Village is small with several popular restaurants, drycleaners, bookstore and limited parking. It is located adjacent to Emory University and is a lively, bustling destination.

The main entrance to Emory University is located in Emory Village on the roundabout. Emory University was originally founded by a small group of Methodists and was named in honor of Methodist bishop, John Emory. According to Wikipedia, the university has nearly 3000 faculty members and almost 14,000 students. U.S. News & World Reports placed Emory at 20th in national university rankings in 2012. Emory has a beautiful campus with old trees and extensive green space. Several years ago, Emory opted to become a pedestrian only campus and instituted the free Cliff shuttle system for students, faculty and staff. The Carlos Museum is located on the campus and houses one of the most comprehensive art collections in the SE.

Dog Friendly City - Dog Parks in Decatur, Georgia

The Dog Park

Decatur, Georgia is one of the loveliest small cities in the Atlanta area, well-known for its walkability factor, for charming Decatur homes, friendly neighborhoods and fine restaurants and shopping. It’s also a dog-friendly city with some great local Decatur Dog Parks.

In a comprehensive article by Wikipedia, the Dog Park is described as “ a facility set aside for dogs to exercise and play off-leash in a controlled environment under the supervision of their owner.

Atlanta Real Estate Outlook

Although the national housing market is showing some signs of recovery, much of the Atlanta real estate market is still playing “catch up”.

There are bright spots in certain areas of the City. For Example, in-town neighborhoods like the Druid Hills/Emory University area are beginning to increase slightly in value and volume of sales. Other parts of the metro area are reeling from numerous foreclosures and mortgage fraud, which tend to affect recovery figures for the the overall Atlanta Metro real estate market. Foreclosed homes owned by banks made up 53% of metro Atlanta sales in January, while foreclosures and short sales made up 35% of sales nationally.

Comparison figures for the number of homes sold in neighborhoods near Emory University indicate that fewer homes were sold in 2011 in the $350,000 – $$900,000 price range than in 2010, but slightly more homes were sold in 2011 in the same area in the $150,000 – $300,000 price range. This is an indication that first-time homebuyers and investors are taking advantage of very low interest rates, and lower-priced homes. The Emory area is also experiencing an increase in the number of homes that are being leased.

The Atlanta Journal indicated in a recent article that “…the region may be seeing the first glimmers of a sustainable housing market recovery with realtors and builders reporting increased interest from potential buyers in recent months.” The Real Housing Market Report reports that housing units in the South for January were up 8.1%, but average prices were down 2% from January, 2011. Economist for the National Association of Realtors, Lawrence Yun, says “record-low interest rates, bargain home prices, rising rents and sustained job creation are helping to spur sales.”

A report published by Brookings, using recent Census Data indicated some interesting statistics. In general, Americans move around more than their counterparts in other countries, but a lot less than they used to. Homeowners are stuck in places with too few jobs and not able or willing to move to areas with healthier labor markets. The Nation is growing and moving more slowly and struggling economically between two recessions.

  • U.S. is growing more slowly
  • Americans are increasingly stuck at home
  • Minorities are driving growth
  • Boomers continue to age – age 45 and over grew 18 times as fast as under age 45 – transforming American households
  • Americans lost ground on income and poverty in the 2000’s

72% of renters in a recent poll indicated their desire to own a home one day. When the job market and the economy improves, there is a healthy backlog of prospective buyers waiting to buy homes!

Home Won't Sell - Consider Renting It

The National Association of Realtors thinks that property values will rise 1.1% this year, but this modest rise in value may not help your home to sell.  Popular realtor site, Active Rain,  indicates mixed expectations from various sources.

Our economy is still fragile and home sales are up only slightly.  Until the job market and the building industry improve considerably and foreclosures and short sales ebb, home prices will not go up. 

If Your Home Doesn’t Sell, Is Renting the Best Move?

Maybe.  If  you are offered a new position across the country, the opportunity may be too good to pass up.  The decision will be whether to sell your home at any cost, even at a loss, or to consider leasing the property. 

If you decide to rent your home, it will now become an investment property, and you will still be responsible for paying the principal, interest, taxes, and insurance.  You must continue to maintain the property and pay any homeowner fees that are required as well.  An investment property could have significant tax advantages, but you should talk to your accountant or tax professional before you make this decision.

Will Home Mortgage Interest Deduction Survive

The American Dream and home ownership have been partners for a long time.

One of the cornerstones of our American housing policy has been the Home Mortgage Deduction, which has been in place since the inception of the tax code in 1913, and allows homeowners to deduct mortgage interest from their taxes.  The tax deduction on home mortgage interest lowers the cost of owning a home significantly.

The housing industry and prospective homeowners and sellers are facing many threats to a quick recovery. 

  • Limited availability of long-term, fixed-rate mortgages
  • Minimum down payments of 20% or more
  • Higher standards to qualify for a home mortgage
  • The number of Homeowners that are still “upsidedown” in their homes
  • “Short Sales” and Foreclosures that are prevalent throughout the country

Congress[1]Now, our fragile housing market is threatened with a more far-reaching deterrent.  The mortgage interest deduction is being viewed by the Federal Government as an expedient way to reduce the federal deficit.  Lawmakers on both sides of the aisle are once again proposing measures to limit or eliminate the deduction.  The removal of this deduction would push any housing recovery into free-fall , causing the demand for homes to decrease and housing prices to tumble further.

Recent public opinion polls have indicated that although Americans overwhelmingly oppose eliminating the deduction,  lawmakers who are intent on reducing the deficit find this possibility enticing.  According to data from the National Association of Realtors, proposals to scale back or eliminate the mortgage deduction would cause home values to fall 15% for all homeowners, not just those with mortgages.

Lawmakers have bailed out the Banks and the car industry, but are now considering ways to cut benefits to average citizens, such as reducing Social Security and Medicare and  eliminating one of the few surviving benefits of home ownership.

Do the President and Congress understand the ramifications of tampering with this long-held tax deduction, especially given the present economy and the shaky housing outlook?  It seems ill-timed to say the least.

Decatur Arts Festival - Decatur Homes

The City of Decatur. Georgia, is well-known for hosting Beach Parties with sand on the Square,  annual Wine Tasting Events, and Concerts on the Park.  The Decatur Arts Festival is one of their most popular occasions.

The Decatur Arts Festival features an Art Walk with local shops, retailers and restaurants hosting a city-wide art show that is free and open to the public, as well as an Artist Market, free entertainment on the Square,  and Theater and Literary events.

During the weekend, Decatur’s main street is blocked to traffic and filled with colorful kiosks and booths, selling food and unusual art and crafts.  Singers and bands entertain the crowds from the Gazebo on the Square, and children, dogs and families wander through the area, soaking up the atmosphere and enjoying this fabulous event sponsored by the City of Decatur.  And, the event is free!

If you don’t make it to the Beach Party or the Book Festival in Decatur, put this annual event on your calendar – it’s a lively affair for the whole family!

Laurel Ridge Homes - Decatur Real Estate

Brief History of the Development of Decatur real estate in the Laurel Ridge  Community

Laurel Ridge is located 4 miles from Emory University  and is  Northwest of the intersection of North Druid Hills Road and Lawrenceville Highway, roughly across from North DeKalb Mall.

Lawrenceville Highway was a major road from the earliest days of the County, essentially a road that led from the Dekalb County seat in Decatur to the Gwinnett County Seat in Lawrenceville.  North Druid Hills Road was only a two-lane road for years, often blocked by trains passing across the road near the present Hidden Valley Golf Course.

NDeKalbMallAccording to a comprehensive history of the area written by Bob Stubbs for the Laurel Ridge Civic Association, until the 1950′s most of the surrounding Decatur real estate was primarily rural with a large number of dairy farms -one large dairy farm was located near North DeKalb Mall. 

 Intensive residential development began in the mid 1950′s when Decatur real estate in the Laurel Ridge area was developed.  Most of the land was originally owned by the Kittredge family and was gradually sold to develop North Druid Woods, Pine Glen, Fork Creek and finally in the mid-60′s, Country Squire.  All of these neighborhoods comprise what is generally designated as the Laurel Ridge area, named for Laurel Ridge Elementary School located in the area.

Many of the homes in North Druid Woods are of modest size, but well-kept with sizeable yards.  This is a popular “starter” neighborhood with good schools and convenient to everything. Decatur homeprices in this neighborhood range from $199,000 to $265,000 for a small brick ranch-style home.

Fork Creekwas developed some time later and the homes are substantially larger with more bedrooms and baths and well-groomed lawns.

Pine Glenis another unique area with charming cottage-style homes and brick ranches. 

Prior to the mid-1960′s when Country Squire was developed, orchards and cattle were the primary occupants.  Country Squire homes are substantial with spacious well-maintained yards.

Bungalows - Atlanta Home Styles

Those lovely low-pitched Atlanta homes with overhangs and exposed porches are often loosely described by  Realtors as Bungalows, meaning any small to medium-sized home built between 1900 and 1940 with an open floor plan, and a single story or story and a half.

The original Indian word, “bangla”, was the name used to describe  a small thatched structure for wayfarers.  The British adapted the concept during their colonial occupation of India in the 19th Century, building one-story houses with wide covered verandas and an open floor plan to encourage cross-ventilation in a hot, arid country.

The popularity of the Bungalow style grew at the turn of the century, offering a low cost and attractive alternative for many individuals getting by on modest means.  According to Old Houses.Com, the Bungalow filled more than the need for shelter.  With its style, convenience, simplicity, sound construction and excellent plumbing, it represented the fulfillment of the American Dream.

While many Bungalows in the Atlanta area were built between 1900 and the 1940’s, the style is still popular today and the influence is evident in many newer Decatur homes, as well as Atlanta Homes.  Most are constructed of wood, brick, stone, or a combination of exterior finishes, and are often characterized by a side porch or a covered front porch with an entryway set off to one side.  Antique Home Style  lists the following typical features of Bungalows.

  • Low pitched roof, often with broad eaves
  • Entry opens directly into the living room
  • Often has large front porch that creates an outdoor room
  • Open floor plan and good flow from room to room with minimal space wasted on hallways
  • Small with built-ins – like “Butler’s pantries” – for storage and organization.

The most prevalent Atlanta Bungalow styles  are the Arts and Crafts/ Craftsman, Tudor and Cape Cod varieties.

Our Craftsman-style bungalow has its roots in the British “Arts and Crafts” movement, a philosophy nurtured by William Morris, that emphasized the hand-made over the mass-produced.  The American “Arts and Crafts” movement was a reaction to the over-decorated Victorian era, just coming to a close in the early 1900’s, and encouraged originality, simplicity of form and  the use of local natural materials. These homes were built by the new “middle class”, and were often modest in size with low, gently sloping roofs and deep porches with distinctive square pillars.  Interiors featured built-in china cabinets, nooks, bookcases, seating area and shelving.

Great Lakes - City of Decatur Homes

One of the most desirable neighborhoods in the City of Decatur is located just off Clairemont  Avenue. Some of the most beautiful Decatur Homes are found in Great Lakes, which  was named for long-vanished Lake Seneca, now a mostly dry stream in Waddell Park

History of Great Lakes

The surrounding streets were named for the famous French explorer, Samuel de Champlain and the Great Lakes he discovered in the early 1600′s – Lake Huron, Lake Superior, Lake Erie, Lake Seneca, and Lake Ontario.

Champlain was the first European to explore and describe the Great Lakes, providing some of the first maps and descriptions of the Great Lakes area – the largest fresh water system on Earth.  Lake Erie, which meant Lake of the Cat, was named for the Erie Indians who occupied the southern shore, literally called People of the Panther; Lake Huron, named Lac des Hurons, was the Lake of the Huron Indians; Lake Seneca the land of the Seneca Indians;  and Lake Superior was referred to by the early French explorers as Le lac Superieur, which translated to “Upper Lake”.

Clairemont Avenue, which borders the historic Great Lakes neighborhood, was originally part of a Native American trail leading to a crossing at the Chattahoochee, known as Shallowford Trail.

Architecture of Great Lakes

Great Lakes was developed beginning in 1913 through the 1930′s and contains some of the most interesting architecture in Decatur.  Craftsmen-style bungalows predominate, but a large variety of Decatur homes exist, including English Tudor and Georgia Vernacular bungalows, as well as newer construction that mimics prevailing styles on a larger scale.  Great Lakes now falls within a Historic District which was  established in 2001.

Lions Gate - Atlanta Townhomes across from Olmsted Park

Driving East along Ponce de Leon Avenue from Atlanta towards Druid Hills and Decatur is an incredible experience and one of the most beautiful drives around Atlanta. The wide curving road passes by a line of parks and elegant homes, framed by graceful trees. 

Frederick Law Olmsted was a well-known landscape architect who designed New York’s Central Park and the Biltmore Estates in Asheville, North Carolina.  He was hired by an Atlanta businessman in 1890 to develop the Druid Hills area.

Preliminary plans laying out the Linear Park were submitted by Olmsted in 1893, but the final project was completed long after his death.  Olmsted’s vision for Ponce de Leon was a roadway to connect Atlanta to Druid Hills that was wide enough for riding and for carriages. 

His vision never contemplated four busy lanes of traffic speeding by his beautiful parks, but the drive is still lovely and the parks have been attractively maintained by the Olmstead Linear Park Alliance, which was formed in 1997.

Atlanta Real Estate - Kirkwood Neighborhood

History of Kirkwood

Kirkwood is located just East of downtown Atlanta and was once served by streetcars that provided express service to Atlanta three times a day.

Designed by architect, Will Saunders, Kirkwood was described as an upscale suburb of Atlanta in the early part of the 20th Century.  Wealthy citizens flocked to the area as early as the 1870′s, building substantial Victorian and Craftsman-style homes in the area.  Kirkwood was incorporated as an independent municipality in 1899, and was later annexed into the City of Atlanta.

By 1923, the community was still thriving and boasted a number of pharmacies, feed and grain stores, a theater, variety stores, grocery stores, a gas station, luncheonette and two laundries.

According to an article in the Atlanta Journal-Constitution, written by Leslie Everton Brice, the area began to change in the late 1950′s when white residents fled the city for the suburbs and  the  neighborhood experienced a gradual decline over the next several decades.  Many of the gracious homes fell into disrepair and decay and the area became a place to avoid as crime and corruption increased.

In the 1980′s and 1990′s, a few urban pioneers began to re-discover the community and to appreciate the elegant, decaying homes. In Kirkwood,  you could purchase a home for a reasonable price, live in a convenient area, and renovate the property over time. Slowly, Kirkwood began to recover as residents began moving in-town and salvaging the once-grand old homes and building new ones. Consequently, property values have increased dramatically and the area has become more desirable.

                                               KirkwoodPetitMarcheThe village of downtown Kirkwood has taken longer to recover, but a vibrant shopping district is now evident with a host of shopping and dining choices, including gift shops, coffee shops and public buildings like the post office and the public library.  One of the most charming is Le Petit Marche, a lunch and breakfast destination, located along Hosea Williams Drive, and featuring an eclectic menu and an interesting interior.

 

 

 

Three public parks are located in the neighborhood, Gilliam Park, Coan Park, and Bessie Branham Park.

508 Emory Circle is located approximately a half-mile from Emory University and CDC, just off North Decatur Road, within easy walking distance of a major grocery store, shops, restaurants and  YMCA.  Situated in the Druid Hills Historic District and within the Fernbank Elementary School District,  Emory Circle contains a variety of house styles, mostly 1930′s-1940′s brick bungalows with sidewalks and friendly neighbors.  Several  new homes  have been built on Emory Circle, and tasteful renovations have been made to other homes on the street.

508 Emory Circle contained a similar 1940′s-style bungalow, trim and well-kept, which was damaged in early 2010 so severely by fire that it was not salvageable , and subsequently leveled.   This desirable lot is now available for $269,000.  Utilities are already in place, and a former prospective purchaser has been successful in obtaining Historic Preservation approval for a house plan on this lot.

Decatur Townhomes and Condos–Atlanta Georgia

If you are considering the purchase of a Decatur Townhome or Condominium in the Atlanta area, be aware that certain rules and regulations apply for townhomes and condos, that are not applicable when you purchase a single-family detached property.

There are many great reasons to consider purchasing a townhome or condo.  Single-family homes in  metropolitan neighborhoods, like Atlanta, are often priced beyond the range of many homebuyers.  Townhomes and condos allow freedom from yard work and property maintenance.   Complexes have pools and tennis courts, are sometimes gated for security, and encourage socializing.

But, there are many governing rules and regulations for Decatur Townhomes and Condos that set out how a community will operate, usually contained in the CC&R’s, known as Covenants, Conditions and Restrictions.  Most  have strict regulations written  to allow Homeowner’s Associations to enforce violations.  Rules spelling out certain restrictions are sometimes fraught with controversy between the residents.  Checking the documents before you purchase may avoid a later conflict.

Issues that often arise in Decatur Townhome and Condo communities:

  • Fees – Each month residents pay a fee to cover fire and homeowners insurances, reserve funds, outside maintenance,  water, etc.  Be sure you know that is included.  Associations may also assess an additional large fee if the complex requires a new roof, or new paving.
  • Maintenance – Most associations are responsible for maintaining the exterior, including painting, roof repairs, lawn maintenance, and trash collection, but there may be specific instructions about where to set your trash,  if you are allowed to plant flowers or have a birdbath in your front yard.  Find out the specifics.
  • Parking – All the land does not belong to you, and homeowner parking places are often assigned with special areas for guest to park.  Associations often limit the number of cars that are allowed to park per unit.
  • Pets – Check your documents to determine if pets are allowed, and ,if so, what  restrictions  apply regarding size and number of pets allowed in the unit.  You should also be aware of noise restrictions and whether they are allowed to stay outside for any period of time.
